New construction with a VA loan: yes, it's possible, but it's a different process than buying an existing home. Here's what changes.

One — the builder has to be VA-registered. This is a real requirement, and not every builder qualifies. If you're looking at a new development near your duty station, this is one of the first things to verify.

Two — the VA appraisal (formally called a Notice of Value) works differently depending on the build stage. A home that hasn't broken ground yet, a home mid-construction, and a completed new build all go through different appraisal processes. The timeline and paperwork differ at each stage.

Three — if you're financing the construction itself, not just buying a completed home, you're looking at a construction loan, which is a distinct product from a standard VA purchase loan. Different requirements, different timeline, different lender expertise required.
